In this position, you will be part of a dynamic real estate investment team within a large, established private markets investment platform. As an Analyst, you will support the US real estate team with a focus on acquisitions and asset management, working closely with senior team members, local operating partners, and external advisors to drive real estate investment performance from sourcing through divestment. The Analyst will be an integral part of the investment team and heavily involved in the underwriting, due diligence, structuring, and closing of complex real estate transactions across multiple property types and structures, as well as the ongoing monitoring and performance optimization of existing investments.

Responsibilities

  • Perform quantitative and qualitative due diligence on prospective real estate investments
  • Build and maintain detailed real estate valuation models, cash flow pro formas, and distribution waterfalls
  • Prepare detailed investment memos for presentation to the Investment Committee
  • Coordinate with senior professionals to execute transactions, driving financial, legal, and commercial diligence through closing
  • Perform periodic reforecasts and re-underwriting of each investment using Excel and ARGUS
  • Support the evaluation and execution of annual business plans, including value creation initiatives, operating budgets, and exit strategy
  • Review monthly and quarterly financial results against budget and make recommendations to improve investment performance

Requirements

  • For this position, we are looking for a person who works well in an entrepreneurial organization, who is a self-starter and possesses strong communication, networking and organizational skills. The successful candidate should have the following profile:
  • Bachelor's degree from a top-tier university with coursework emphasis on Real Estate, Business Administration, Accounting, Finance, and/or Economics
  • 1-2 years of relevant work experience at an investment bank, national brokerage, REIT, real estate operator/developer, or private investment firm
  • Excellent quantitative skills: preferably with experience building real estate valuation models and distribution waterfalls
  • Working understanding of return metrics (IRR, equity multiple, cash yield, YOC, etc.), cash flow pro forma models, and distribution waterfalls
  • Proficiency in Microsoft Excel and ARGUS
  • Strong oral and written communication skills
  • Good organizational skills and the ability to prioritize tasks, meet deadlines, and work in a team-oriented environment
  • Interpersonal skills with a strong work ethic and desire to learn and succeed

Partners Group compensation has a long-term outlook and philosophy, and our total compensation emphasizes performance based long term incentives. Base pay range for this role is $105,000 - $115,000 and typically a significant performance-based bonus.
