Where is the work:
Prioritize engaging with customers. When not directly interacting with customers; collaborate with colleagues in your office.
Energy Services / Turnkey Project Manager will manage all aspects of a multi-million dollar construction project portfolio, from beginning to end, with direct responsibility for project execution in a given time frame and with available resources. Responsible for the administration, implementation and management of assigned construction projects.
- Project Scope & Portfolio will have a mixture of trade work
- Multiple technologies, vendors and subcontractors.
- High degree of customer interface.
- Contracts may contain penalty clauses, risk, liabilities, and or liquidated damages.
- Trane will often be a Prime Contractor and leading multiple subcontractors.
- Projects may include general construction systems and technologies that are outside of Trane’s normal core competency.
- Require supervision of lower tier Project Superintendents.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following:
- Professionally prepare, document, implement, control and update all aspects of assigned Projects including: Scheduling, Budgets, Buyout, Subcontractors, Permits, Safety Plan, Risk Assessments, Quality Plan, Communication Plan, Progress Reports, Meeting Minutes, Schedule of Values, Leading Owner Meetings, Leading Internal Meetings, Financial Forecasting, Testing/Commissioning, Punch-list, Turnover, and Close-out.
- Mechanical HVAC systems knowledge – owner direct design build/estimator/developer duties.
- General Contractor management duties.
- Manages risks on projects to assure completion on time and on budget.
- Selects and manages multiple subcontractors and suppliers as needed to execute the project.
- Meets with; contractors, building owners, subcontractors, other trades, and internal Team to discuss scope of project, budgets, performance, and close-out.
- Responsible for project cash-flow management: progress billing, collections support and monitoring, and resource management.
- Ensures that quality standards are maintained for assigned projects.
- Maintains customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and assigned staff.
- Establishes professional relationship and communicates with field support staff and customers and their representatives. Interfaces constantly to maintain accurate status reports and project reviews.
- Operates in a team-based environment by coordinating with Operations, Sales and Service to understand and fulfill project requirements. Establishes a professional relationship with the customer and interfaces constantly to maintain accurate status reports and project reviews.
QUALIFICATIONS
- Educational Requirements – Bachelor’s degree in Electrical Engineering, Mechanical Engineering or Construction Management with a minimum of 3 years of experience in the construction Industry or related field, or an equivalent combination of education and experience.
- Ability to independently prioritize and manage time in a disciplined, productive manner.
- Maintains highest levels of ethics, trust, and personal responsibility.
- Preferred candidate would have OSHA 10 minimum and OSHA 30 preferred
- Familiarity with financially guaranteed contracts, the operation of energy management systems, HVAC systems, temperature controls, and process control systems is preferred.
- Must have a general working knowledge of basic engineering, electricity, mechanical HVAC systems and the building construction industry.
- Must possess a valid driver’s license for a minimum of 12 months, with no major or frequent traffic violations including, but not limited to:
- DUI in the previous 5 years
- Hit & Run, License Suspension, Reckless / Careless Driving or multiple smaller infractions or preventable collisions in the previous 3 years.
- Travel to customer job sites is required (2-5 hour radius & overnights as assigned projects require), which may include outdoor work and/or work in mechanical/equipment rooms. During the site visits, the employee may be exposed to variable weather conditions; moving mechanical parts; heights, and other variable environmental conditions based on location.
