We are looking for a Project Manager to take full ownership of commercial construction and renovation projects in a general contractor environment, from preconstruction through closeout. This role is responsible for driving project execution across Central Virginia, with direct ownership of schedule, budget, subcontractors, client communication, and field progress. The position is ideal for a hands-on commercial construction professional who can operate independently while maintaining strong relationships with owners, architects, subcontractors, and field teams. The company focuses on client-driven commercial projects and applies a streamlined approach to delivering projects on schedule, within budget, and to a high standard of quality.
Responsibilities
- Lead commercial construction and renovation projects from preconstruction through final closeout, maintaining ownership of schedule, budget, quality, and project documentation.
- Develop and maintain detailed project schedules, identify potential delays, and drive corrective actions to keep work progressing.
- Manage subcontractor scopes, commitments, change orders, and project execution across active commercial job sites.
- Review construction drawings, specifications, contracts, and submittals to identify scope requirements and potential issues before they affect the project.
- Interface directly with owners, architects, engineers, inspectors, subcontractors, and internal field teams throughout project execution.
- Track project costs, commitments, purchase orders, change orders, and financial performance against approved budgets.
- Lead project meetings, document action items, and ensure outstanding decisions and RFIs are resolved efficiently.
- Monitor field progress and quality, working closely with superintendents and subcontractors to address issues and maintain project standards.
- Drive project closeout, including punch lists, final inspections, documentation, warranties, and owner turnover.
- 5+ years of experience managing commercial construction projects in a general contractor environment.
- Direct experience with commercial renovations, tenant improvements, office, institutional, industrial, or similar commercial projects.
- Proven ability to take full project ownership from preconstruction through closeout rather than serving solely in a coordination or support capacity.
- Strong understanding of construction drawings, specifications, contracts, schedules, budgets, change orders, RFIs, and submittals.
- Experience managing subcontractors, vendors, owners, architects, engineers, and field personnel on active commercial projects.
- Proficiency with construction project management and scheduling software, Microsoft Office, and standard estimating/documentation systems.
- Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent construction experience will be considered.
- Commercial construction experience is required; residential-only project experience will not be sufficient.
Compensation based on experience.
