We are seeking an experienced Residential Construction Project Manager to oversee luxury custom home projects throughout the Houston area. This position is responsible for managing projects from preconstruction through final homeowner delivery, with full ownership of schedules, budgets, subcontractor coordination, quality, and client communication.
The ideal candidate has a proven background managing high-end custom residential construction and understands the level of craftsmanship, organization, and attention to detail required to successfully deliver luxury homes. This role requires someone who can independently manage multiple projects while maintaining strong relationships with homeowners, architects, designers, subcontractors, and vendors.
Responsibilities• Manage multiple luxury custom home projects from preconstruction through completion and final turnover.
- Develop and maintain construction schedules, budgets, cost forecasts, and project plans.
- Coordinate subcontractors, vendors, suppliers, and field personnel to maintain project schedules and quality standards.
- Conduct regular site visits to monitor progress, inspect workmanship, and resolve construction issues.
- Review architectural drawings, specifications, selections, contracts, and change orders for accuracy and constructability.
- Serve as a primary point of contact for homeowners throughout the construction process.
- Coordinate closely with architects, interior designers, consultants, and trade partners.
- Manage material procurement, lead times, and subcontractor scheduling to prevent project delays.
- Track project costs and proactively address budget variances and potential financial risks.
- Manage RFIs, submittals, change orders, contracts, project documentation, and progress reporting.
- Ensure construction meets applicable building codes, approved plans, specifications, and company quality standards.
- Manage punch-list items, inspections, project closeout, and final homeowner turnover.
- Maintain a high level of professionalism and communication throughout the client experience.
- 5+ years of residential construction project management experience.
- Direct experience managing custom home construction is strongly preferred.
- Proven experience delivering luxury or high-end residential projects from start to finish.
- Demonstrated experience taking full ownership of project schedules, budgets, subcontractors, and field execution.
- Strong knowledge of residential construction methods, sequencing, building codes, and quality standards.
- Ability to read and interpret architectural drawings, specifications, plans, and construction documents.
- Experience working directly with homeowners, architects, interior designers, consultants, and subcontractors.
- Strong budgeting, cost control, forecasting, and change order management skills.
- Proficiency with construction management software, Microsoft Office, and project scheduling tools.
- Excellent organization, communication, leadership, and problem-solving skills.
- Ability to successfully manage multiple custom home projects simultaneously.
- Direct project management experience is required; assistant project manager or project coordinator experience alone will not qualify.
