Description

The primary purpose of the Home Improvement Program Project Manager (HIP PM) is to ensure owner occupied repair projects are completed on time and within budgetary limits. This position is responsible for scope creation, bid and subcontractor coordination, overall management, billing confirmation, post-build inspections and general oversight of multiple projects from start to finish. This position is also responsible for managing the contractor pool that supports HIP projects. This position requires successful completion of pre-employment background, motor vehicle and other checks. This position reports directly to the Senior Home Repair Project Manager.

What You'll Do

Manage Home Repair Projects

  • Conduct initial site visits with homeowners to assess repair needs, identify project priorities, and document project conditions.
  • Develop project scopes and coordinate repair activities from project initiation through completion.
  • Manage multiple home repair projects simultaneously while maintaining schedules, budgets, and quality standards.
  • Coordinate subcontractors, vendors, and construction activities throughout the project lifecycle.
  • Conduct post-project inspections to ensure work is completed according to project requirements and Habitat Omaha standards.
  • Assist Habitat homeowners in navigating repair projects related to insurance claims when needed.

Coordinate Contractors & Vendors

  • Build and maintain relationships with contractors and trade partners supporting the Home Improvement Program.
  • Solicit and evaluate subcontractor bids to ensure competitive pricing and quality workmanship.
  • Coordinate contract execution, lien waivers, and project documentation through Buildertrend.
  • Monitor contractor performance and promptly address quality, schedule, or communication concerns.
  • Ensure subcontractors meet project, safety, and compliance expectations.

Manage Budgets & Cost Control

  • Develop accurate project estimates and budgets.
  • Review bids and negotiate pricing with contractors and suppliers.
  • Monitor project costs and expenditures to ensure projects remain within budget.
  • Identify and address potential cost overruns before they impact project outcomes.
  • Review, approve, and submit contractor invoices for payment processing.

Provide Communication & Customer Support

  • Maintain proactive communication with homeowners throughout the project.
  • Collaborate with internal departments and community partners to support successful project delivery.
  • Keep stakeholders informed of project status, changes, challenges, and expected timelines.
  • Deliver a positive homeowner experience through professionalism, responsiveness, and service.
  • Other duties as assigned.

What You Bring

Education & Experience

  • Education in Construction Management, Project Management, Building Science, or a related field, or an equivalent combination of education and experience.
  • Two or more years of residential construction field experience preferred.
  • Experience coordinating projects, vendors, contractors, or construction activities is beneficial.

  • Valid Nebraska driver's license.
  • Ability to meet Habitat Omaha's vehicle insurance requirements.
  • Ability to travel regularly to project sites throughout the service area.
