Full description

We are seeking an experienced Residential Construction Project Manager to manage residential renovation, rehabilitation, and development projects throughout the Baltimore metropolitan area. This position will take full ownership of projects from initial planning and preconstruction through construction and final closeout, ensuring each project is completed on schedule, within budget, and to established quality standards.

The ideal candidate has a strong background in single-family residential construction, remodeling, or investment property renovations and is comfortable managing multiple active projects, subcontractors, schedules, and budgets simultaneously.

Responsibilities• Manage multiple residential construction, renovation, and rehabilitation projects from preconstruction through completion.

  • Develop and maintain project schedules, budgets, scopes of work, and construction timelines.
  • Coordinate and oversee subcontractors, vendors, suppliers, inspectors, and other project partners.
  • Conduct regular jobsite visits to monitor construction progress, workmanship, safety, and schedule adherence.
  • Identify and resolve construction issues, delays, scope changes, and other project challenges.
  • Track project costs, review and approve invoices, manage change orders, and maintain budget controls.
  • Coordinate material procurement and ensure materials are available according to project schedules.
  • Ensure construction activities comply with applicable building codes, permit requirements, safety regulations, and quality standards.
  • Provide leadership with regular updates regarding project progress, budgets, milestones, risks, and potential delays.
  • Manage punch lists, inspections, documentation, and final project closeout.
  • Build and maintain productive relationships with subcontractors, vendors, and project stakeholders.
  • 5+ years of residential construction project management experience.
  • Direct experience managing single-family homes, residential renovations, remodeling projects, or investment property rehabs.
  • Demonstrated ownership of projects from planning/preconstruction through final completion.
  • Strong knowledge of residential construction methods, sequencing, scheduling, budgeting, and cost control.
  • Proven experience managing subcontractors, vendors, and multiple active jobsites.
  • Ability to read and interpret construction drawings, specifications, scopes of work, and related documentation.
  • Strong problem-solving skills with the ability to address field issues quickly and effectively.
  • Proficiency with Microsoft Office and construction/project management software.
  • Excellent communication, leadership, organizational, and time-management skills.
  • Residential construction experience is required; candidates with exclusively commercial construction backgrounds will not be considered.
  • Project coordination experience alone is not sufficient; candidates must have direct project management responsibility.
