Job DetailsJob Location: New York, NY 10154Salary Range: $165,000.00 - $205,000.00 Salary/yearRudin seeks to hire a Senior Project Manager, MEP/LV Construction Oversight. In this role, the individual will be responsible for monitoring and evaluating CM, GC and trade contractors’ field activities related to Mechanical, Electrical and Plumbing systems to ensure construction is executed in accordance with the project contract documents, approved submittals, schedule requirements, safety standards, quality expectations, and applicable codes/inspection requirements. This position, in support of the project manager, acts as the owner/developer’s technical and execution oversight resource, identifying risks early, driving resolution of field issues, and supporting informed decisions to protect scope, cost, and schedule.

 

Responsibilities

Owner-side oversight of CM activities

Review CM daily/weekly execution plans for MEP-LV scope coverage, sequencing, staffing, and trade coordination.

Verify the CM is enforcing contract requirements for drawings, specifications, approved submittals, and field compliance.

MEP-LV coordination & constructability assurance

Monitor MEP-LV coordination efforts (including coordination drawings, models, conflict resolution processes, and RFIs, submittals workflow).

Ensure installation sequencing supports critical paths (rough-in, equipment set, closeups, inspections)

Observe and participate in BIM coordination

Schedule and progress monitoring

Track MEP-LV progress against milestones and look ahead plans; assess impact to critical path and turnovers.

Identify slippage drivers (procurement, design clarifications, access/logistics, coordination failures) and require CM recovery plans.

Quality assurance / workmanship verification

Monitor inspection readiness for rough/final inspections and owner-required quality hold points.

Review field test plans and ensure commissioning, LEED and advanced commissioning are planned and executed by the CM, commissioning agent and respective subcontractors.

Safety and compliance oversight

Confirm CM adherence to site safety requirements and that MEP-LV work complies with safety procedures and applicable regulations.

Escalate concerns promptly and ensure corrective actions are documented and closed.

Cost / scope risk management (oversight level)

Support early identification of scope gaps, change order drivers, and productivity/cost risks related to MEP-LV.

Validate that proposed changes are tied to contract deviations (design changes, missing scope, code requirements, etc.).

Validate process is in place to coordinate NYC DOB MEP-LV permit applications, inspections, sign-offs, and TCO/CO requirements;

Documentation and governance

Ensure CM maintains required records: daily reports, inspection logs, submittals/status, RFI logs, drawing revision logs, and closeout deliverables.

Monitor closeout readiness: as-builts/record drawings, O&M manuals, startup/commissioning documentation, warranties, punch list management.

Stakeholder interface

Coordinate directly with owner stakeholders (and design team/A/E) when MEP-LV execution issues require owner decisions or design clarifications.

Participate in owner, design team, CM construction meetings with a focus on MEP-LV execution performance and risks.

Participate in design meetings to establish basis of design, Concept, SD, DD, CDs and issued for construction documents.

Serve as a technical resource for property management and commercial interiors team on complex MEP-LV system issues

QualificationsRequirements

15+ years in commercial and residential construction with substantial MEP-LV execution exposure (mechanical or electrical preferred) and/or engineering/construction management experience.

Bachelor’s or master’s degree in mechanical or electrical engineering or closely related field or equivalent experience.

Demonstrated ability to evaluate field execution quality, scheduling logic, and construction coordination outcomes.

Strong working knowledge of:

 Relevant NYC electrical,  mechanical, plumbing, fire protection codes and standards as applicable

Construction document control: specifications, drawing interpretation, approved submittals, revisions

Typical inspection, commissioning TAB workflows for MEP-LV systems

Proven track record identifying execution risks and driving timely resolution through subcontractors/CMs.

Strong communication skills with ability to write clear oversight reports and escalation items.

Licensed Professional Engineer (PE) in New York preferred — Mechanical or Electrical discipline.

Excellent communication skills with the ability to translate complex technical issues for non-technical audiences, including ownership, senior leadership, and tenants.

Proficiency with AutoCAD, Bluebeam, and standard project management tools; familiarity with BIM/Revit workflows.

Preferred

Owner’s rep / development / capital projects experience in a construction management field/trade oversight role

Experience on complex projects 

Experience using construction management platforms and coordination workflows (e.g., Procore/BIM 360, 3D coordination processes)
