Partner with the Real Estate Administration Services Manager in reporting sales and expenses for new store projects, existing stores, analysis of store performance, and special project performance. This includes regular updates throughout the development process of current estimates vs. budget, projected timing, expected ROI, cost variances, and approval processes. The position maintains high confidentiality while working with sales and budget documents.
Essential Job Functions
Collect and analyze sales forecasts from new store presentations against actual sales throughout the store life cycle with the demographics, real estate, operations teams, and 3rd party providers.
Collaborate with leadership to review and accept new sales forecasting models and target location determination from 3rd party analytic providers.
Implement results with the Site Acquisition team into site zone analysis and new store openings.
Track and analyze the development cost budgeting and timing with Design, Construction, Legal, and Site Acquisition teams to increase the initial budget to actual cost accuracy.
Provide reporting on up-to-date budget and timing estimates. Analyze their reflection on ROI throughout the development process for executive decision-making.
Support the Design and Construction teams in the evaluation of historical costs by geographical area. Determine when baseline costs need to be revised and identify future development risks for consistent evaluation.
Analyze market inventory deployment through hub systems, including the introduction of ultra-hubs, and their budgeting vs. actual impacts on store sales and market hub expenses.
Provide regular reporting on various historical occupancy cost variances to Property Management to better negotiate and audit any reimbursement expenses and rent.
Analyze relocation history returns and work with the Site Acquisition team to determine when moving a store location is most profitable.
Collaborate with the Facilities Maintenance team to provide historical cost analysis and budget determination for all existing store locations.
Determine where the best ROI opportunities exist by analyzing historical special project expenses and resulting sales changes.
Act as liaison between the corporate Finance Department and the Real Estate Department to provide feedback concerning questions or issues.
All other duties and projects as needed to assist with the workload.
Skills/Education/Knowledge/
Experience/Abilities
Required:
Bachelor’s degree in Finance or Accounting
Minimum of 2 years’ experience in an accounting or a financial related position
Proficient in database operation and data management
Excellent Microsoft Excel and Word skills
Ability to build and run queries to collect and analyze data from various sources
Strong analytical and decision-making skills
Excellent communication skills (verbal, written, and presentation)
Desired:
1-2 years of Real Estate Experience
Knowledge of Lucernex Real Estate Software
Knowledge of ArcGIS Online or ArcGIS Server Technologies
