JOB DESCRIPTION: Senior Project Managers ensure the overall success of projects, including the safe planning of resources and equipment. They also ensure that projects are executed with the highest standards of quality and meet or exceed customer expectations. Senior Project Managers are responsible for delivering projects on budget and ensuring that billing is prompt and invoices are paid.
ESSENTIAL JOB FUNCTIONS:
Team Management
- Lead, coach, develop, and manage a team of direct reports, potentially including both technical and administrative resources.
- Foster a culture of accountability, safety, and continuous improvement.
- Oversee staffing, workforce planning, and succession/development planning for the team.
Project Management Office
- Collaborate with other Project Management managers and senior managers to continuously optimize department standard operating procedures.
- Partner with the FP&A team to develop, monitor, and regularly publish a Project Management KPI dashboard.
- Lead regular project post-mortem meetings to identify lessons learned to facilitate continuous improvement.
- Ensure the Project Management team is actively involved in reducing DSO for all construction project outstanding invoices.
- Lead the monthly WIP review process for the Project Management department. Ensure all team members come prepared to all WIP meetings and promptly address all meeting follow-ups.
Project Management
- Manage design/build, construction management, or construct-only projects from project assignment through completion. Likely will be responsible for managing more than one project concurrently. Accountable for all construction activities on assigned project(s).
- Serve as a liaison between Company, subcontractors, and construction teams on basic project issues.
- Negotiate pricing and schedule subcontractors, review subcontractor invoices, and approve for payment.
- Review plans and prepare or review technical specifications, contract documents, and estimates.
- Maintain close relationships with clients to resolve all project questions, such as, but not limited to, technical requirements, completion requirements, and billing inquiries.
- Review with Management all project changes, pending or anticipated alterations to the contract, additional work requests, and all other factors which may significantly affect the staffing requirements or budget.
- Supervise work of project personnel to ensure that it meets the highest professional standards. Maintain a schedule of employees under PM’s supervision.
- Ensure compliance with safety regulations and state/local codes.
- Obtain the appropriate permits and licenses from state and/or local authorities.
- Coordinate with other internal departments to meet project requirements.
- Define the scope of assigned projects and develop a plan to accomplish projects. Monitor progress toward deliverable schedules. Prepare verbal and/or written reports regarding project status. Compile project status reports.
- Develop and manage project budgets. Review job cost sheets and assist with preparation of monthly billings. Ensure assigned projects stay within budget allocation.
- Determine the necessary equipment, materials, and manpower needed per quotation and project scope.
- Ensure supplies and equipment are ordered and delivered according to schedule.
- Ensure accurate inventory of materials throughout the project.
- Conduct site checks to monitor safety, job progress, and quality standards.
- Resolve any problems that may arise during project execution.
- Ensure project deadlines are met.
- Communicate effectively with all stakeholders about project progress and prepare progress reports.
- Conduct post-completion review of project quality and financial results with Management and other department stakeholders.
Other duties as assigned by Management.
EXPERIENCE AND ABILITIES:
- Minimum of 10 years of experience in project management, preferably in the construction industry.
- Must have a high school diploma or general education degree (GED).
- Strong organizational and time management skills, with the ability to manage multiple tasks and projects simultaneously.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with team members and stakeholders.
- Proficiency in project management software and tools.
- Ability to analyze project data and generate reports for project managers and customers.
- Detail-oriented mindset with strong problem-solving abilities.
- Understanding of project management methodologies and best practices.
- Ability to work independently and take initiative when necessary.
- Familiarity with budgeting and financial tracking for projects.
- Strong written and verbal communication skills.
- Good team player; must have a good attitude and be approachable.
- Ability to work autonomously and as a team; self-motivated.
- Proven history of being reliable and dependable.
- Proficient in Microsoft Office, including Word, Excel, and Outlook. Experience with ERP systems a plus.

- Follow and promote all safety protocols during work hours while working, driving, loading, lifting, moving any tools, equipment, furniture, or storage units.

- Ability to stand and walk for extended periods while conducting job walks, inspections, project meetings, and site observations.
- Ability to navigate active construction sites and other project environments, including uneven or unpaved surfaces, gravel, curbs, ramps, stairs, and areas containing construction materials, tools, and equipment.
- Ability to occasionally bend, stoop, crouch, reach, or otherwise position oneself as necessary to observe work, inspect project conditions, and access areas of a jobsite.
- Ability to work indoors and outdoors during site visits and tolerate varying weather conditions, temperatures, dust, noise, and other conditions typical of active construction environments.
- Ability to wear required Personal Protective Equipment (PPE), including, as applicable, safety footwear, hard hat, safety glasses, high-visibility vest, hearing protection, fall protection, and other site-specific PPE.
Warehouse & Construction Storage Areas
- Ability to regularly walk through and navigate warehouses, yards, staging areas, and construction material and equipment storage areas.
- Ability to safely navigate around stored materials, equipment, vehicles, loading areas, and other typical warehouse or construction storage conditions.
- Ability to stand, walk, bend, reach, and maneuver as necessary to observe materials, equipment, inventory, and project-related activities.
Industry Events, Customer Meetings & Networking
