Job Description

The Financial Analyst - Property Management provides financial, operational, and analytical support for the Cirrus portfolio.

This position is responsible for analyzing property and portfolio performance, supporting budgeting and financial reporting, conducting market and submarket research, and preparing reports and analyses to help drive informed business decisions.

The ideal candidate is highly analytical, detail-oriented, comfortable working with financial and operational data, and able to translate data into meaningful insights and recommendations. This role works closely with property operations, leadership, and clients and may assist with acquisitions, refinances, and other strategic initiatives.

Key Responsibilities

  • Annual Budgeting: Support the annual budgeting process by preparing, reviewing, and consolidating budget inputs for assigned properties.
  • Portfolio Support & Analysis: Provide portfolio-level support and analysis for a designated group of assets, tracking performance against goals and benchmarks.
  • Ad Hoc Analysis & Reporting: Prepare ad hoc analyses and reports as requested by internal and external clients, delivering clear and actionable insights.
  • Due Diligence: Support the due diligence process on acquisitions and refinances as necessary, including data gathering, financial modeling, and document review.
  • Special Projects: Complete special projects and other duties as assigned by leadership.
  • Market Research: Conduct market and submarket research to inform leasing decisions and asset positioning.
  • Property Operations Support: Partner with the property operations team, providing data and analysis to support day-to-day operational decisions.
  • Financial Reporting & Variance Analysis: Prepare financial reports and conduct variance analysis, identifying key drivers of performance deviations from budget/forecast.

Success in this role means providing accurate, timely, and meaningful analysis that helps Cirrus leaders, property teams, and clients make informed decisions. The Financial Analyst should be able to identify trends and opportunities within the data, communicate findings clearly, and serve as a reliable analytical partner to the teams supporting our properties and portfolios.

Qualifications

  • Bachelor's degree in Finance, Real Estate, Accounting, Economics, or a related field.
  • 0-2 years of experience in real estate, asset management, financial analysis, or a related field.
  • Strong proficiency in Excel – REQUIRED
  • Familiarity with AI such as: Claude, Chatgpt
  • Familiarity with real estate/property management software (e.g., Yardi) is a plus.
  • Excellent analytical and organizational skills.
  • Ability to manage multiple priorities and deadlines in a fast-paced environment.
  • High attention to detail and a strong sense of ownership over deliverables.
  • Strong follow-through, with the ability to track action items, coordinate across departments, and flag issues early. High level of organization / project tracking 
  • Intellectual curiosity and sound judgment, including the ability to ask thoughtful questions and validate assumptions.
  • Strong written and verbal communication skills, with the ability to clearly articulate analysis, findings, and thought process to executive-level team members.

Additional Information

Dallas Corporate Office 

$60,000 - $70,000 per year

Monday through Friday - 9:00 am  - 6:00 pm
