The Opportunity

Brooks Mechanical is seeking an experienced HVAC Project Manager to plan, execute, and close out commercial mechanical projects from pre-construction through turnover. This role is based out of Rising Sun, MD, and we are open to candidates throughout Maryland and Pennsylvania. The ideal candidate will have a strong technical background in HVAC systems and will manage multiple projects, coordinate with general contractors, engineers, and subcontractors, and ensure mechanical systems are installed to design intent, within budget and schedule, and in compliance with applicable codes and standards. Responsibilities

  • Develop and maintain detailed project schedules, resource plans, and budgets; monitor progress and adjust as needed to mitigate risk.
  • Coordinate closely with general contractors, architects, mechanical engineers, and owner representatives to align scope, sequencing, and coordination.
  • Oversee mechanical subcontractors and field crews, reviewing coordination drawings, shop drawings, and sequences of work to ensure proper installation of ductwork, piping, equipment, and controls.
  • Review and interpret mechanical drawings, equipment specifications, submittals, and control sequences; participate in constructability reviews and value-engineering discussions.
  • Track and manage project costs, change orders, and approvals; interface with accounting and estimating to ensure accurate forecasting and reporting.
  • Ensure compliance with applicable codes (e.g., International Mechanical Code, ASHRAE standards, NFPA, OSHA, and local requirements) and company safety policies; conduct or participate in safety meetings and inspections.
  • Support estimating and pre-construction by assisting with site surveys, preliminary layouts, and coordination with design teams.
  • Build and maintain strong client relationships, providing technical updates and project status reports; represent R. Brooks Mechanical professionally on job sites and in client meetings.

Qualifications

  • Minimum of 3–5 years of experience in commercial HVAC construction as a project manager, assistant PM, or experienced field engineer. Previous HVAC Installation experience preferred.
  • Solid understanding of HVAC systems, including air-handling units, chillers, boilers, cooling towers, VAV systems, hydronic piping, ductwork, and building automation/controls.
  • Proficiency in reading and interpreting mechanical construction documents, equipment data sheets, and control sequences.
  • Strong organizational, leadership, and problem-solving skills.
  • Willingness to travel to project sites as needed based on project requirements.
