Our work is guided by our GRIT values — Growth, Resourcefulness, Integrity, and Teamwork — and a culture built on doing right by our people, our trade partners, and our clients.
The Opportunity The Project Manager provides leadership, planning, organization, direction, and control for an individual project to meet its operational goals — delivering HBC's process efficiently without sacrificing our commitment to quality, integrity, and profitability. As a Project Manager II, you independently lead mid-size projects of increasing complexity, carrying full responsibility for their success.

- Read, understand, and follow owner contracts.
- Provide monthly cost projections and progress reports showing baseline vs. actual and critical path.
- Review and approve all field cost expenditures.
- Manage PCOs, CORs, change orders, CCAs, ACAs, direct material purchases, bonds, submittals, RFIs, and warranties as required.
- Process and manage owner and subcontractor pay requests timely.
Preconstruction & Buyout• Partner with the preconstruction team on cost estimating, subcontractor participation, value engineering, constructability, and owner proposal preparation.
- Develop complete trade partner and material supplier scopes of work.
- Negotiate, create, and process subcontracts and purchase orders.
Schedule, Quality & Safety• Develop and maintain the project schedule and project safety and quality standards.
- Manage the project punch list aggressively.
- Coordinate with the Virtual Design & Construction team on clash detection, constructability, and layout and routing.
- Directly supervise the Superintendent(s), Assistant Project Manager, Project Administrator, trade partners, and vendors.
Closeout & Client Relationships• Follow all company procedures for project plan, job setup, maintenance, and closeout.
- Close out the project financially and update accounting cost reports within 30 days of final inspection.
- Conduct a warranty walk-through 10 months after substantial completion.
- Maintain positive communication with office, owner, architect, and inspectors — with the goal that every client would build with HBC again and refer us.
What You Bring to the Role• Minimum 7 years of relevant luxury residential construction experience.

- Strong financial acumen, leadership, and owner-facing communication.
- Proficient with Microsoft Office and Procore.
