The Data Analyst supports the management and operations of one or more affordable and supportive housing properties. Reporting to the Director of Property Management, this role is responsible for data entry and management, ensuring accurate and timely data is reflected in comprehensive and clear reporting, analyzing performance, and serving as the subject matter expert for the organization’s property management software system (RealPage). The Data Analyst is essential to efficient and effective execution of property management functions in alignment with regulatory requirements and organizational standards and plays a key role in supporting strong operational performance while advancing the organization’s mission to provide high-quality, stable housing to underserved communities. Essential Duties: Data Management Input information into property management software system (RealPage) as required to keep records up to date.• Maintain accurate, complete, timely and audit-ready tenant and property data within property management software system (RealPage), including tenant accounts, posted payments, tenant ledgers, balances, rent rolls and other property-related information as needed. Conduct data audits, reconcile and address issues. Reporting Prepare reports using property management software system (RealPage) to analyze performance of the portfolio. Prepare property rental, operational, and compliance reports and support submission of required documentation to internal and external stakeholders including Board, funders and investors. Support preparation of documentation for audits, financial reporting, and regulatory compliance. Ensure reporting meets requirements for owners, lenders, investors, and regulatory agencies. Analysis Review weekly, monthly, and quarterly reports on occupancy, collections, and operations. Track key performance metrics and indicators including occupancy, leasing trends, collections, and compliance metrics. Analyze portfolio operational performance, identify operational issues that require action, and escalate performance concerns. Provide input on strategies and solutions to improve financial performance and operational outcomes. Recommend best practice solutions and strategies for improvement in areas identified. Support legal and compliance processes related to rent and recertification, tax credit, bond, and other regulatory requirements. Assist with file reviews, audits, and tracking of compliance deadlines. Assist in managing tenant and subsidy payments and documentation. Software System Management (RealPage) Serve as subject matter expert for property management software system (RealPage).• Evaluate existing and ongoing updates to software system functionality and provide recommendations to improve operational performance and address organizational needs. Participate in RealPage implementation efforts. Ensure ongoing system integrity. Train and support staff on RealPage functionality and reporting. QualificationsEducation and Experience Requirement(s): Bachelor’s degree with at least 2 years of data management experience is required. Experience with RealPage or similar property management systems is required.
