About the Role As a Project Manager with D|Watts you will be responsible for the smooth and timely completion of interior office buildouts, and for exceeding client expectations on every project. D|Watts PMs serve as the lynchpin between clients, building management, subcontractors, vendors, and colleagues. This means our PMs must have prior experience managing interior office buildouts and extensive knowledge of the construction process, a strong ability to build relationships, and excellent organization and analytical skills.

Responsibilities

  • Manage 2-4 projects simultaneously.
  • Develop and oversee conceptual estimates, budgets and bids.
  • Create approved subcontractor bid list.
  • Prepare project team for project interviews.
  • Set all project objectives and milestones, and ensure that they are met.
  • Conduct project meetings, while setting milestones and formulating monthly owner reports.
  • Develop, maintain and enforce project budgets and schedules.
  • Oversee the performance and training of project team and subcontractors to ensure quality.
  • Serve as the point of contact for client, owner, architect and project team.
  • Review and approve payments to subcontractors and vendors.
  • Negotiate, issue and execute change orders.
  • Maintain subcontractor relations.
  • Oversee a timely close-out process.
  • In the absence of an Assistant Project Manager, the Project Manager assumes all responsibilities of these positions.
  • Responsible for training of Project Engineers and/or Assistant Project Managers.
  • Develop and track leads on upcoming projects.
  • Build relationships and use networking to acquire new business opportunities.

Qualifications

  • At least 2 years’ experience managing interior office buildouts as a Project Manager with a General Contractor.
  • At least 3 years’ experience working for a General Contractor.
  • High school diploma required, B.S. in Engineering, Architecture or Construction Management is preferred.
  • Knowledge of principles of architecture, engineering, and construction.
  • Mastery of reading construction drawings; tasks including reading, interpreting, and updating construction project-related drawings.
  • Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results.
  • Good organizational and project management skills required.
  • Excellent problem solving and negotiation skills.
  • Strong analytical and quantitative skills.
  • Knowledge of or the ability to learn the following systems: Microsoft Office suite, Procore, and BlueBeam.
  • Strong written and verbal communication skills.
