Summary of Position Functions
The Financial Analyst is crucial member of the finance team and Milhaus organization. The Associate Analyst will be versed in multiple functional areas. As a member of the analyst pool, workflow originates from Operations, Capital Markets, Development, Asset Management, and Accounting. Analyses range from corporate planning to acquisition underwriting to deal structuring to property and portfolio management. A successful analyst will be able to understand the objective, create logical, fact-based analysis and infer what necessary information is required to drive decision making across the company.
Essential Position Functions
- Perform comprehensive financial analysis, including financial modeling, cash flow projections, investment analysis, and valuation assessments for potential real estate development projects and investment opportunities.
- Conduct due diligence on potential real estate acquisitions, including reviewing financial statements, lease agreements, market data, and other relevant information to assess investment visibility and risk.
- Conduct financial analysis and modeling, including creating financial models, proforma analysis including cash flow and debt/equity, net present value, and discounted cash flow analysis, and IRR analysis.
- Prepare and present accurate and timely financial reports, summaries, and forecasts to senior management, investors, and stakeholders.
- Evaluate and structure financing options for real estate projects, including debt and equity financing, and preparing financial analyses to support capital raising efforts.
- Evaluate and model complex equity waterfalls and capital structures withing real estate projects, analyzing the distribution of cash flows, profits, and ownership interests among stakeholders.
- Assess the impact of different capital structures on project returns, risk profiles, and investor preferences.
- Conduct market research, analyze market trends, and economic indicators to identify investment opportunities, risks, and market dynamics affecting real estate projects.
- Identify and evaluate financial risks associated with real estate projects and develop strategies to mitigate risks and optimize project performance.
- Continuously improve financial models, analytical tools, and reporting processes to enhance efficiency, accuracy, and effectiveness.
- Collaborate closely with cross-functional teams, including development construction, capital markets, asset management, and property management to ensure alignment and provide financial insight.
- Collaborate and support other members of the Finance and Capital Markets team on acquisitions, dispositions, recapitalizations, financings, and deal closings.
- Assemble pitchbooks as needed with thoughtful analysis, research, and explanation of investment opportunities.
- Responsible for the accuracy and efficacy of highly visible reporting.
- Generate and review memos and exhibits and evaluate presentation materials for investment opportunities.
- Perform analysis on special projects.
- Other duties as assigned.
Requirements
Education and Qualifications

- Bachelor’s degree in Finance, Accounting, Economics, Real Estate, or related field.
- Minimum of two years of experience in real estate finance and/or asset management company.
- Significant experience in Microsoft Office Products, including advanced Excel modeling and database skills.
- Strong knowledge of real estate development, construction, capital markets, and property management principles.
- Experience with real estate financial software and tools (e.g., Excel, Yardi, CoStar)
- Excellent analytical and quantitative skills, with exceptional attention to detail.
- Strong written and verbal communication skills.
- Experience creating analysis for executive-level team members preferred.
- Ability to manage competing priorities and work extra hours when needed.
- Motivated and self-driving with continuous process improvement goals.
- Self-motivated with the ability to work independently and as a productive member of a team.
- Ability to be agile and thrive in a fast-paced environment.
