Senior Project Manager – Design-Build

Haynes Development | Connecticut

About Haynes

Haynes is a vertically integrated real estate development, construction, property management, and materials company based in Connecticut. Because we develop, build, and operate our own projects, our project managers see work through from concept to occupancy and have real influence over the outcome.

The Role

We're looking for a Senior Project Manager to lead design-build projects from early planning through closeout. You'll be accountable for scope, schedule, budget, and quality. This role requires a sense of urgency, strong problem-solving, and a focus on results.

What You'll Do

  • Lead design-build projects from conceptual design through construction, turnover, and closeout
  • Drive design development with constructability, cost, and schedule in mind, and push consultants to deliver on time
  • Build and manage budgets, GMPs, forecasts, and change orders, protecting margin at every stage
  • Develop and maintain master schedules and hold every team accountable to key milestones
  • Lead procurement, buyout, and subcontractor selection, negotiating for value without sacrificing quality
  • Run owner, design, and subcontractor meetings, and give leadership clear, honest reporting, including bad news early
  • Oversee permitting, inspections, and code compliance in coordination with municipalities
  • Set the standard for safety on every site
  • Mentor project managers, project engineers, and field staff, and raise the bar for the whole team

What You Bring

  • Proven construction project management experience, including leading design-build projects from preconstruction through closeout
  • Hands-on field and project management experience; a degree is welcome but not required
  • A proven track record delivering multifamily, commercial, or mixed-use projects on schedule and on budget
  • Strong command of design-build contracts, preconstruction, estimating, and cost control
  • Proficiency with Procore (or similar), MS Project or P6, and Bluebeam
  • Excellent communication and leadership skills, and comfort working directly with ownership

Who You Are

  • You have a sense of urgency. You don't wait for problems to escalate; you get ahead of them.
  • You're driven by results. You measure success by projects delivered, not hours logged.
  • You think like an owner. Every decision weighs cost, schedule, and long-term value.
  • You take accountability. When something goes wrong, you own it and fix it.
  • You care about the work. You take pride in building it right the first time.

What We Offer

  • Health, dental, and vision insurance
  • 401(k) with company matching
  • Life insurance
  • Paid time off
  • In-person, collaborative team environment
  • Projects you’ll be proud to put your name on
