Project Manager / Senior Project Manager

General Scope of Works

Responsible for the full lifecycle delivery of HVAC / Building Services and BMS projects, including tender support, planning, execution, monitoring, and close-out. Ensure projects are delivered safely, on time, within budget, and in compliance with contractual, quality, and regulatory requirements while achieving financial and customer satisfaction objectives.

Responsibilities

  • Act as the primary project leader for HVAC / Building Services and BMS projects, responsible for overall project delivery.
  • Lead projects from tender stage through execution, including contract review, planning, scheduling and compliance with contractual and regulatory requirements.
  • Manage project scope, cost, billing, cash flow and profitability; ensure accurate and timely financial reporting and collections.
  • Review project cost estimates, scope, and risks during pre-tender and pre-execution stages; support value engineering and margin improvement initiatives.
  • Develop and control project schedules, resources, risk registers and recovery plans to ensure successful delivery.
  • Evaluate contractual changes, variation orders and claims; prepare proposals and negotiate with clients for approval and settlement.
  • Manage subcontractors including tendering, negotiation, contract administration and performance monitoring.
  • Oversee procurement, equipment selection, material ordering and delivery schedules.
  • Ensure site execution complies with specifications, safety standards, local codes and quality requirements.
  • Lead coordination with clients, consultants, contractors and internal teams; maintain strong stakeholder relationships.
  • Manage project teams, including resource planning, performance monitoring and capability development.
  • Establish and implement SOPs, cost estimation standards and best practices for HVAC / BMS projects.
  • Monitor project progress, risks, and financial performance; report status to management and resolve issues proactively.
  • Ensure testing, commissioning and handover are completed in accordance with project standards.
  • Perform other ad-hoc duties as assigned.

Requirements

  • Degree in Mechanical / Electrical / Building Services Engineering or equivalent; professional membership is an advantage.
  • Minimum 8-10 years of relevant experience in HVAC / building services project management (8+ years for senior BMS-focused roles).
  • Proven experience in full project lifecycle management including tendering, execution and commissioning.
  • Strong knowledge of HVAC systems, BMS, and related building services disciplines (Fire, ELV, Security).
  • Experience in cost estimation, SOP development and standardization for engineering or BMS systems.
  • Familiarity with local and international codes and practices in building services.
  • Experience in large-scale projects or complex system integration is an advantage.
  • Strong leadership, communication and stakeholder management skills.
  • Ability to manage financial performance, risks and contract negotiations effectively.
  • Fluent in Mandarin and English with strong written communication skills.
  • Ability to present technical information to non-technical stakeholders.
  • Candidates with less experience will be considered as Project Manager.
