Full description

We are looking for an experienced Project Manager to oversee commercial construction, renovation, and tenant improvement projects throughout Central Virginia.

This is a hands-on leadership position with responsibility for the full project lifecycle, from preconstruction and procurement through construction, turnover, and final closeout. The Project Manager will take ownership of project schedules, budgets, subcontractors, client relationships, documentation, and overall execution.

The ideal candidate has a proven track record with a commercial general contractor and is capable of independently managing projects while coordinating effectively with owners, architects, engineers, Superintendents, subcontractors, and field teams.

Key Responsibilities

  • Take ownership of commercial construction projects from preconstruction through final closeout.
  • Develop and manage project schedules, track milestones, and proactively address potential delays.
  • Manage subcontractor scopes, contracts, commitments, change orders, and project deliverables.
  • Review drawings, specifications, contracts, submittals, and other project documents to identify requirements, conflicts, and risks.
  • Coordinate owners, architects, engineers, inspectors, subcontractors, Superintendents, vendors, and internal teams.
  • Monitor project budgets, purchase orders, commitments, change orders, costs, and overall financial performance.
  • Lead project meetings and ensure RFIs, decisions, action items, and outstanding issues are resolved in a timely manner.
  • Work closely with field leadership to monitor construction progress, quality, safety, productivity, and schedule performance.
  • Identify project risks early and develop practical solutions to minimize schedule delays, cost overruns, and quality concerns.
  • Coordinate procurement, material requirements, and deliveries to support project schedules.
  • Maintain complete and accurate project records, reports, and documentation.
  • Provide regular project updates to clients, ownership, and company leadership.
  • Direct project closeout, including punch lists, inspections, warranties, final documentation, and owner turnover.
  • 5+ years of commercial construction project management experience with a general contractor.
  • Demonstrated experience managing commercial renovations, tenant improvements, office, institutional, industrial, or similar projects.
  • Proven ability to independently manage projects from preconstruction through completion.
  • Strong knowledge of construction drawings, specifications, contracts, schedules, budgets, RFIs, submittals, and change orders.
  • Experience managing subcontractors, vendors, owners, architects, engineers, and field personnel.
  • Solid understanding of commercial construction methods, sequencing, procurement, and project execution.
  • Proficiency with construction project management and scheduling software, as well as Microsoft Office.
  • Strong leadership, communication, negotiation, organizational, and problem-solving skills.
  • Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent construction experience will be considered.
  • Commercial construction experience is required. Residential-only experience will not meet the requirements.
  • Ability to work on-site and travel to project locations throughout Central Virginia as required.
