Full description

We are seeking an experienced Project Manager to oversee commercial drywall, metal framing, acoustical ceiling, and related interior construction projects from contract award through final closeout. The ideal candidate has direct experience managing commercial drywall and metal framing projects and understands project scheduling, budgeting, procurement, subcontractor coordination, and cost control.

This role is responsible for ensuring projects are completed safely, on schedule, within budget, and to established quality standards while maintaining strong relationships with clients, general contractors, subcontractors, and internal teams.

Key Responsibilities

  • Manage commercial drywall, metal framing, acoustical ceiling, and related interior construction projects from award through completion and closeout.
  • Develop and maintain project schedules, budgets, procurement plans, manpower requirements, and execution strategies.
  • Review construction drawings, specifications, contracts, and scopes of work to identify project requirements and potential issues.
  • Coordinate with owners, architects, general contractors, subcontractors, suppliers, superintendents, and field crews.
  • Monitor project financial performance, including labor productivity, material costs, subcontractor expenses, billing, change orders, and profitability.
  • Manage RFIs, submittals, purchase orders, pay applications, invoices, change orders, and other project documentation.
  • Coordinate material procurement and monitor lead times to maintain project schedules.
  • Conduct jobsite visits to monitor safety, quality, productivity, installation progress, and schedule performance.
  • Manage subcontractor and vendor performance and resolve issues affecting cost, quality, or timelines.
  • Identify project risks and implement solutions to minimize delays, cost overruns, and quality issues.
  • Lead project meetings and provide progress updates to clients, general contractors, stakeholders, and company leadership.
  • Coordinate with estimating and field operations teams to ensure smooth project handoffs and execution.
  • Review project scopes and contract requirements to identify change-order opportunities and potential cost exposures.
  • Oversee punch-list completion, warranty items, final documentation, turnover, and project closeout.
  • Build and maintain strong relationships with clients, subcontractors, suppliers, and internal teams.
  • 3+ years of project management experience in commercial interior construction.
  • Required: Direct experience managing commercial drywall and metal framing projects.
  • Strong understanding of commercial construction methods, sequencing, scheduling, budgeting, procurement, contracts, and cost control.
  • Ability to read and interpret architectural drawings, specifications, contracts, and construction documents.
  • Experience managing multiple commercial construction projects or scopes simultaneously.
  • Proven ability to coordinate subcontractors, vendors, field teams, general contractors, and clients.
  • Working knowledge of project financials, labor productivity, material costs, change orders, and billing.
  • Proficiency with Procore, Bluebeam, Microsoft Project, or similar construction management software.
  • Strong leadership, communication, negotiation, organizational, and problem-solving skills.
  • Ability to manage multiple priorities and deadlines in a fast-paced construction environment.
  • High school diploma or equivalent required.
  • Bachelor's degree in Construction Management, Engineering, or a related field preferred.
