About CMS Controls Atlanta

CMS Controls Atlanta designs, installs, and services building automation and HVAC controls for commercial facilities across Georgia. We work with building owners, mechanical contractors, general contractors, consulting engineers, and facility teams, and we pride ourselves on controls that are practical and reliable.

We are growing, and we are building the systems to support it: a new quoting and pipeline system, a new job and labor system, and written standards for how we do the work. If you like helping build something, not just step into something finished, read on.

The Role

You will bring in new building automation work and take it from first conversation to signed contract. You do your own site walks, takeoffs, estimates, and proposals, and you hand every awarded job to the delivery team with a clear scope. This role reports to the General Manager.

You do not need to be an applications engineer. You do need to understand controls well enough to put a sound solution in front of a customer, price it right, and say what it does and does not include.

What You'll Do

Find and win new business

· Build relationships with building owners, facility teams, mechanical contractors, general contractors, and engineers across Georgia.

· Find, qualify, and pursue new BAS opportunities and target accounts.

· Meet customers and walk their sites to learn what is not working, who decides, what it is worth to them, and when they need it.

Build the solution and the price

· Read mechanical plans, specs, equipment schedules, and sequences of operation, plus any existing BAS.

· Lay out a practical solution: what gets controlled, what gets integrated, and what the risks and assumptions are.

· Do your own controls takeoffs and estimates: material, labor, engineering, programming, commissioning, and subcontract work.

· Write clear proposals with scope, exclusions, and alternates. Present them and negotiate the technical and commercial terms.

Own it through award and turnover

· Own each opportunity from qualification through proposal, decision, and award.

· Keep the pipeline honest: accurate stages, values, expected award dates, and next steps.

· Follow up every quote, work through objections, and record why we won or lost.

· After award, confirm the scope and lead the turnover to Applications Engineering, Operations, and Project Management.

Travel is moderate, and overnight travel is not expected.

· 3 or more years in building automation, HVAC controls, technical sales, estimating, or applications.· Experience with DDC and BAS architectures, BACnet, IP networking, or platforms such as Niagara, Distech, Reliable Controls, Honeywell, Johnson Controls Metasys/FX, or 75F.· Experience on plan-and-spec, design-build, retrofit, modernization, or new construction controls projects.· Existing relationships with Georgia mechanical contractors, engineers, general contractors, building owners, or facility managers.· Associate or bachelor's degree in a relevant field, or equivalent industry experience.
