Position Summary

NV5’s Project Delivery Services, a part of Buildings & Program Management, is seeking a talented and experienced Senior Project Manager to serve in an Owner’s Representative role within our multidisciplinary project delivery team. This position will manage complex projects from inception through completion and coordinate architects, engineers, technical specialists, and other professionals across the NV5 platform, as well as outside consultants. The Senior Project Manager will serve as a trusted client advisor, provide strategic and day-to-day direction to integrated project teams, and maintain accountability for delivery consistent with client goals, contractual requirements, budget, schedule, quality, and risk expectations.
This is a hybrid position based in New York City, New York.
Responsibilities
Client Engagement & Owner’s Representation
- Serve as the Owner’s Representative and trusted client contact, protecting client interests and guiding decisions throughout the project lifecycle.
- Build trusted relationships with client leadership and stakeholders; translate strategic and operational objectives into clear project priorities and delivery requirements.
- Lead complex multidisciplinary project teams on behalf of the Owner and NV5, exercising sound judgment and maintaining accountability for scope, schedule, cost, quality, risk, and stakeholder alignment.
- Develop durable client relationships and lead or materially support business development efforts, including pursuit strategy, proposals, interviews, scoping, and expansion of follow-on work.
Project Management & Delivery
- Lead complex projects and programs from early planning and programming through design, construction, occupancy, and closeout.
- Develop delivery strategies and manage scope, budget, schedule, quality, and risk with a high degree of independence in alignment with client goals and contractual requirements.
- Establish project communication protocols, escalation paths, and decision-making processes appropriate to project complexity and stakeholder needs.
- Coordinate and integrate multidisciplinary teams of architects, engineers, planners, technical specialists, contractors, and consultants from across the NV5 platform and external partners, clarifying roles, deliverables, interfaces, and accountability.
Design & Construction Oversight
- Manage design-phase activities across disciplines to confirm alignment with program requirements, technical interfaces, constructability, budget, schedule, quality, and regulatory standards.
- Lead integrated reviews of design deliverables at key milestones, resolve cross-discipline coordination issues, and guide cost-estimating, value-management, and design-to-budget efforts.
- Serve as the Owner’s primary project liaison during construction, monitoring progress, quality, safety, and team performance through site observations, project reporting, and meetings.
- Evaluate and provide well-supported recommendations regarding RFIs, submittals, change orders, claims, disputes, and other matters with material cost, schedule, technical, or contractual implications.
Project Controls & Financial Management
- Establish and maintain project controls, including integrated schedules, budgets, cash-flow forecasts, performance metrics, and client reporting.
- Anticipate, quantify, communicate, and mitigate schedule, cost, technical, contractual, and performance risks before they affect project outcomes.
- Manage the development and reconciliation of cost estimates, contingency strategies, and forecasts at key design and construction milestones.
- Review and recommend approval of pay applications, invoices, change orders, and financial commitments, providing clear analysis of impacts and available options.
Regulatory, Permitting & Documentation Oversight
- Develop regulatory and permitting strategies and coordinate entitlements, permits, and approvals from Authorities Having Jurisdiction.
- Lead coordination with public agencies, user groups, community representatives, and other stakeholders on complex or sensitive project matters.
- Maintain comprehensive project documentation, records management, decision logs, and reporting, and promote consistent team compliance.
Closeout, Occupancy & Transition
- Plan and lead project closeout, including punch lists, commissioning, inspections, final acceptance, and resolution of outstanding contractual and technical matters.
- Coordinate multidisciplinary move-in, occupancy, training, systems activation, and operational transition activities to support a successful handoff.
- Ensure timely financial reconciliation, contract closeout, lessons learned, and turnover of warranties, record documents, and operational information.
Internal Management & Mentorship
- Manage internal project performance, including staffing coordination, workload planning, fee and contract management, invoicing, accounts receivable, profitability, and forecast accuracy.
- Provide day-to-day guidance, coaching, and quality oversight to project managers, coordinators, and technical team members; delegate effectively and support accountability for results.
- Contribute to multidisciplinary delivery practices across NV5 by sharing lessons learned and supporting improvements to tools, standards, resource coordination, and training.

- Establish credibility as a trusted Owner’s Representative and project advisor for assigned clients.
- Lead complex multidisciplinary assignments through key milestones with clear accountability for scope, schedule, budget, quality, and risk.
- Demonstrate strong project financial stewardship, reliable forecasting, and timely escalation and resolution of material issues.
- Build effective working relationships across NV5 disciplines and regions, creating integrated teams that deliver coordinated solutions.
- Strengthen project team capability through mentoring, delegation, quality oversight, and consistent use of project delivery standards.
- Support NV5 growth in local and strategic markets through client relationships, cross-selling, and participation in pursuits and market activities.
Qualifications
Specific Knowledge & Skills
- Advanced proficiency in project budgeting, scheduling, forecasting, project controls, financial management, and delivery planning for complex assignments.
- Excellent written and verbal communication skills, including the ability to advise clients, facilitate difficult decisions, and present clear recommendations.
- Demonstrated project leadership, independent judgment, negotiation, problem-solving, conflict-resolution, and risk-management abilities.
- Strong knowledge of design and construction processes, consultant coordination, contracts, procurement, and multiple project delivery methods.
- Demonstrated ability to lead multidisciplinary project teams, integrate technical workstreams, manage interfaces between disciplines, and promote accountability among internal and external contributors.
- Proficiency with MS Office, Bluebeam, and common project management, scheduling, financial, and collaboration tools.
- Ability to travel as required by project assignments; travel percentage will vary based on project location.
Requirements
Education and/or Experience
- Bachelor’s degree in construction management, architecture, engineering, project management, facilities management, or a related field preferred.
- Project experience in Mission Critical/Data Center sectors preferred.
- Minimum 15 years of progressively responsible experience managing design and construction projects, including substantial responsibility for complex, multidisciplinary assignments.
- Demonstrated experience leading project teams, working independently, managing client relationships, and taking responsibility for project financial performance and delivery outcomes.
- Demonstrated experience coordinating architects, engineers, contractors, technical specialists, and other disciplines across organizational or geographic boundaries.
- Established professional network within the Architecture, Engineering, Construction, and Development industry in the Northeast and across the United States.
- Professional registration (Professional Engineer, Registered Architect, etc.) or project management certification (PMP, CCM) strongly preferred.
The pay range for this position in New York is up to $180,000; however, base pay offered may be higher or lower depending on job-related knowledge, skills, and experience of the candidate. Restricted stock units may be provided as part of the compensation package, in addition to a full range of medical, financial, and other benefits, dependent on the position offered. This information is provided in accordance with the Colorado Equal Pay Act.
