We’re looking for a proven Commercial Construction Project Manager to lead renovation, tenant improvement, and other commercial building projects across Central Virginia. This role requires direct experience with a commercial general contractor and the ability to take full ownership of project delivery, from preconstruction planning and subcontractor procurement through construction, client turnover, and closeout.
Key Responsibilities
- Take ownership of commercial construction projects from initial planning through final completion, ensuring delivery meets contractual, financial, schedule, and quality requirements.
- Build and manage project schedules, monitor critical milestones, and develop solutions to keep work on track.
- Oversee subcontractor agreements, scopes of work, procurement activities, change orders, and contractual deliverables.
- Review construction plans, specifications, contracts, RFIs, submittals, and other project records to resolve discrepancies and maintain coordination.
- Serve as the central point of coordination for clients, owners, architects, engineers, subcontractors, vendors, Superintendents, and field personnel.
- Manage project budgets, purchase orders, committed costs, expenses, and profitability; address variances before they affect project performance.
- Lead project meetings, communicate decisions, assign follow-up actions, and ensure outstanding issues are resolved promptly.
- Partner with field leadership to monitor construction progress, workmanship, safety practices, and adherence to project schedules.
- Anticipate risks involving cost, scheduling, scope, and materials, then implement corrective measures to minimize disruption.
- Coordinate material orders, deliveries, inspections, punch-list completion, warranty requirements, and owner handover.
- Provide clear, consistent project updates to clients and company leadership, escalating critical issues and recommending solutions.
- 5+ years of commercial construction project management experience with a general contractor is required.
- Demonstrated experience managing commercial renovations, tenant improvements, office buildings, institutional facilities, industrial projects, or comparable work.
- Ability to independently direct projects through preconstruction, active construction, and final closeout.
- Strong command of construction documents, contracts, budgeting, scheduling, procurement, RFIs, submittals, and change-order management.
- Proven ability to manage subcontractor performance and coordinate clients, design professionals, vendors, and field teams.
- Knowledge of commercial construction methods, sequencing, site logistics, and project execution.
- Proficiency with construction management and scheduling software, along with Microsoft Office.
- Strong leadership, negotiation, communication, organization, and problem-solving abilities.
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred; equivalent hands-on experience will be considered.
- Willingness to work on-site and travel to project locations throughout Central Virginia.
Important: Direct commercial general contracting experience is mandatory. Candidates with residential construction experience only will not qualify.
- Compensation based on experience.
- Health insurance options.
- Paid time off and paid holidays.
- Overtime opportunities, where applicable.
- Company-sponsored benefits and programs.
- Opportunities for professional growth and career advancement.
- Collaborative, team-oriented work environment.
