Job DetailsJob Location: Sioux Falls, SD - Sioux Falls, SD 57101POSITION SUMMARY The Development Project Manager is responsible for managing a portfolio of development projects focusing on multifamily developments as well as hospitality and commercial opportunities. The role will be responsible for developing market feasibility studies and analysis, leading project due diligence and entitlement, as well as project coordination and programming. The role requires acute attention to detail, organization, and accountability.

 

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES Market Feasibility & Analysis •    Developing, tracking, and managing market trend reports for markets we are operating in or seeking to operate in. •    Developing project feasibility studies and demographic targets for their projects. •    Projecting project rental rates and lease-up predictions for their projects.  Project Due Diligence & Entitlement •    Manage land acquisition due diligence including drafting purchase agreements, signing-off on land title reviews as well as securing and reviewing soil reports, environmental studies, wetlands studies, floodplain maps, etc. •    Lead a project’s municipal applications/approvals such as Site Plan Reviews, Rezonings, Traffic Studies, Engineering Reviews, Platting, etc. Project Coordination and Programming •    Preparing project meeting agendas, leading project meetings, and developing meeting minutes for project team collaboration. •    Developing and coordinating project deadlines with design and engineering teams. •    Coordinating and documenting plan reviews with necessary stakeholders. •    Planning and coordinating project FF&E, signage, etc. •    Tracking project progress through construction and facilitating timely reviews, installations, and walk-throughs with construction, design, and ownership stakeholders.  •    Present projects to leadership and investment committees for feedback and approval. Integrate with Project Delivery Team •    Maintain Strong relationships with construction, design, finance, and property management. •    Document •    Perform all other duties assigned and those that may be necessary to achieve company and departmental goals.

 

SUPERVISORY RESPONSIBILITIES No direct reports exist in this position. The Development Project Manager will be responsible for indirectly monitoring team members to ensure project details are delivered on time and that marketing initiatives are carried out simultaneously with projects.

EDUCATION and/or EXPERIENCE Bachelors (B.S) degree in business, economics, project management, engineering, or another related field. At least 3-5 years of relevant experience.
