The Opportunity CPL is seeking a Project Manager to plan and deliver capital, renovation, tenant improvement, building renewal, and related real estate projects. Reporting to the Director of Engineering and Development, the Project Manager will be responsible for projects based in Nova Scotia and will also support the delivery of projects across CPL's broader property portfolio. The role manages projects from early definition and planning through design, procurement, construction, commissioning, closeout, and handover.

Responsibilities

  • Manage multiple projects concurrently, primarily in Nova Scotia, while supporting portfolio-wide project initiatives as assigned.
  • Define project objectives, scope, deliverables, schedules, budgets, procurement strategies, risks, and stakeholder requirements.
  • Coordinate the full project lifecycle, including feasibility, due diligence, concept development, design, permitting, tendering, construction, commissioning, deficiency resolution, closeout, and turnover.
  • Prepare project briefs, scopes of work, requests for proposals, tender documents, bid evaluations, recommendations, contracts, purchase requisitions, and change documentation.
  • Lead and coordinate consultants, contractors, vendors, internal teams, tenants, and other stakeholders to maintain alignment on project requirements and outcomes.
  • Monitor project schedules, budgets, commitments, forecasts, invoices, change orders, risks, issues, and quality; implement corrective actions when required.
  • Conduct site reviews and project meetings, document decisions and action items, track deficiencies, and verify that work is completed in accordance with approved documents and CPL requirements.
  • Coordinate project activities within occupied properties to minimize operational and tenant impacts, working closely with Building Operations, Client Services, and other internal teams.
  • Support regulatory and technical compliance, including applicable building, fire and life safety, accessibility, environmental, occupational health and safety, and permit requirements.
  • Maintain complete and organized project records, including approvals, drawings, specifications, reports, meeting minutes, contracts, warranties, commissioning documents, and closeout information.
  • Provide clear project updates, decision requests, financial reporting, and risk escalation to the Director of Engineering and Development and other stakeholders.
  • Contribute to capital planning, building condition assessments, project prioritization, budgeting, standardization, and continuous improvement across the portfolio.

Qualifications

  • Post-secondary degree or diploma in engineering, architecture, construction management, building technology, project management, or a related discipline; an equivalent combination of education and experience will be considered.
  • Three plus years of progressive experience managing commercial real estate, construction, renovation, tenant improvement, or building renewal projects.
  • Demonstrated experience managing consultants and contractors and delivering projects through design, procurement, construction, and closeout.
  • Strong knowledge of project scope, schedule, cost, risk, quality, procurement, contract administration, and change management principles.
  • Working knowledge of commercial building systems, including architectural, structural, mechanical, electrical, building envelope, and fire and life safety systems, is an asset.
  • Ability to interpret drawings, specifications, reports, proposals, contracts, budgets, and applicable codes and standards.
  • Strong organizational, communication, negotiation, problem-solving, and decision-making skills, with the ability to manage competing priorities and work independently.
  • Proficiency with Microsoft Office and project management tools; experience with property, financial, or document management systems is an asset.
  • A project management designation, professional engineering designation, architectural designation, or equivalent industry credential is an asset.
  • Valid driver's licence and ability to travel to project sites in Nova Scotia and other portfolio locations as required
