Position Summary

Directs and manages real estate development projects from conceptual design and feasibility analysis through completion of construction and turn over to operations. Current project types include manufacturing/distribution/flex warehouses, hangars, office buildings, streets and drainage. Future projects may include multifamily, retail/restaurants, hotels, educational facilities, re-purposing existing and/or historic buildings and airfield-related projects. Relies on extensive experience and judgment to plan and accomplish goals. Performs a variety of tasks. Leads and directs the work of others. A wide degree of creativity and latitude is expected. This position will work in a team environment with other departments, including Asset Management, Finance, and Business Development.

Working Conditions

While performing the duties of this job, the employee is exposed to both an office and construction site environment. The employee is occasionally exposed to outside weather or uncomfortable conditions. The noise level in the work environment is usually low to moderate. Use of personal computing equipment, telephone, multi-functioning printer and calculator. Manual dexterity, ability to lift up to 10 pounds.

Essential Functions

  • Planning and Organizing: establish course of action to deliver projects, accomplish goals, evaluate results, develop schedules and orchestrate multiple activities at once
  • Develops and manages project budgets and schedules
  • Site assessment, due diligence and entitlements
  • Procurement of design and construction services
  • Management of design professionals to achieve project objectives
  • Management of general contractors to meet budget, schedule and quality objectives
  • Utility coordination, conflict resolution and fee negotiation
  • Prepare Board Briefings and Resolutions
  • City and Federal grant applications and management
  • Interfaces with Asset Management regarding tenant and operational issues

Qualifications

Education

Bachelor degree in Civil Engineering, Architecture or Construction Management from an accredited institution, preferred.

Experience

  • 5-7 years in managing design and construction of real estate development projects.
  • Proficiency in review and understanding of civil, architectural, structural and MEP plans and specifications.
  • Has acted as a lead Project Manager on large commercial projects for a General Contractor or Developer and has the proven ability to manage multiple concurrent projects.
