Construction Project Manager – Airbnb / Short-Term Rental Renovations

About Us

AdaCo Construction is a growing general contracting company specializing in residential renovations, investment properties, and high-end Airbnb/short-term rental transformations.

We are expanding our operations in Western North Carolina and seeking an experienced, hands-on Construction Project Manager to oversee renovation projects in Asheville and surrounding mountain communities.

Our projects range from interior renovations and full-property remodels to outdoor entertainment spaces, decks, hot tubs, saunas, and luxury amenities designed for short-term rental properties.

Responsibilities

• Manage residential renovation projects from start to completion.
• Coordinate and supervise subcontractors, trades, and vendors.
• Conduct site visits, inspections, and quality-control walkthroughs.
• Develop project schedules and ensure deadlines are met.
• Obtain subcontractor bids, negotiate pricing, and manage project budgets.
• Coordinate material purchasing, deliveries, and jobsite logistics.
• Review scopes of work, construction plans, and design specifications.
• Identify potential change orders and communicate additional costs before work proceeds.
• Provide regular progress updates, photos, and reports using project management software.
• Ensure all work meets quality standards, applicable building codes, and client expectations.
• Manage multiple renovation projects simultaneously.

Qualifications

• Minimum 3 years of residential construction or remodeling experience.
• Strong knowledge of framing, drywall, painting, flooring, cabinetry, plumbing, electrical, and exterior improvements.
• Experience managing subcontractors and multiple active jobsites.
• Ability to read scopes of work, construction drawings, and estimates.
• Strong scheduling, budgeting, and problem-solving skills.
• Comfortable using construction management software and mobile apps.
• Reliable transportation and ability to travel throughout Asheville and surrounding areas.
• Experience with Airbnb, vacation rental, or luxury residential renovations is a plus.

Ideal Candidate

We're looking for someone who is hands-on, resourceful, and highly organized. You should be comfortable walking a jobsite, identifying problems, coordinating trades, negotiating subcontractor pricing, and keeping projects moving without constant supervision.

This position is ideal for someone with a strong residential remodeling background who enjoys managing projects rather than sitting behind a desk.
