Job Title: Offsite Construction Project Manager - Mesa, Arizona
The OCPM is responsible for the schedule, cost and quality of assigned Dynalectric Arizona projects. This includes the planning and coordination of all aspects of the construction process, including material and equipment buyout, hiring subcontractors, implementing cost control measures and reporting Work In Progress Reports.
Essential Duties & Responsibilities
Manager project financials
- Create project budget (review project estimates for accuracy, make changes as needed, assign phases and cost codes)
- Create schedule of values (coordinate with GC on phases/cost codes, frontload the job billings)
- Responsible for managing vendor/subcontractor work (creating Requests for Proposal (RFP) and bid leveling, interview subcontractors, issue request for subcontract)
- Responsible for managing for major purchases (creating Requests for Proposal (RFP) and bid leveling, interview vendors, issue request for PO’s, track vendor shipments and confirm onsite delivery dates.
- Provide monthly cost projections at Work in Progress (WIP) meetings on a monthly basis
- Oversee monthly progress billings (complete billing form and provide percentage complete for month end, provide backup/responses to GC)
- Identify and resolve project issues (interpret cost reports to identify trends in performance factor, and address those issues with responsible parties)
- Use report information to create historical data for future estimates
Manage OSM team
- Hire project support staff and define roles and responsibilities (fill out/maintain matrix of responsibility, interview candidates)
- Ensure adherence to company health and safety standards (communicate with site safety professional/superintendent, report issues as needed to corporate Safety Director or General Superintendent)
- Execute company HR processes (quarterly check-ins, annual reviews, coaching/counseling feedback, terminations)
- Attend project meetings (schedule project kick-off meeting, attend internal Dynalectric meetings, other stakeholder meetings)
Estimating
- Review and evaluate project plans and specifications, bid documents, and other relevant project documents to identify what is needed for a project and to create a bid proposal.
- Prepares bid documents including specific scope letter for each project,
- Identify any issues, conflicts, and other problems in the bid documents.
- Identify strategies to create bid advantages.
- Reviews quotes to confirm adherence to quote requests and accuracy of quotes received.
- Calculate the cost of electrical construction based on reviewing and evaluating available documents.
- Lead estimating close out meetings
Procurement
- Negotiate and buyout packages from vendors
- Cultivate vendor relationships to expand competitive edge
- Ensure quotes meet project specifications and requirements
Manage contract documents
- Participate in contract review and negotiation.
- Develop proposals in response to customer RFP’s
- Implement and execute company processes for document control, submittals, and RFIs
- Evaluate project drawings and specifications
- Work with vendors, subcontractors and field personnel to provide O&M documentation, As-built drawings and resolve punch list items
Quality Assurance & Quality Control
- Schedule & facilitate required witness testing
- Ensure OSM team is performing all QAQC requirements
Uphold company standards for Safety/HR
- Ensure adherence to company health and safety standards (coordinate with warehouse supervisor, report issues as needed to corporate Safety Director or General Superintendent)
- Execute company HR processes (participate in quarterly check-ins, annual reviews, coaching/counseling feedback)
Qualifications
- Five years’ experience as electrical project manager
- BSc/BA in construction management, electrical engineering, or relevant field experience.
- In-depth understanding of electrical construction and materials.
- Proficiency with accubid estimating software
- Proficiency with MS Excel, MS word, MS projects & Bluebeam.
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills

Physical Demands
The physical demands described here are representative of those that must be met by a project manager to successfully perform the essential functions of this job.
The OCPM is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Work Environment
Mostly based in main office/warehouse. Typical working hours for a OCPM may vary. Generally Monday – Friday during normal business hours, but when deadlines approach they may be required to work much longer hours, including some weekend work. The OCPM in the field may be required to work out of the office and sometimes to stay away from home for short to long periods of time. Some travel may be required for training/continuing education.
While performing the duties of this job, the OCPM may be exposed to fumes or airborne particles, moving mechanical parts and vibration; may be exposed to a variety of extreme conditions at construction job sites (weather, noise, etc.).
