Warfel Construction Company is currently searching for an experienced Senior Project Manager to join our team, based in East Petersburg, PA. The Senior Project Manager is responsible for customer satisfaction and assuring repeat business as a primary goal in alignment with our Clients for Life mission. The Sr. Project Manager is the team leader and meets regularly with the project team to ensure the project(s) are on schedule, on or under budget, and communicate with the owner in a proactive fashion.
Job responsibilities include, but are not limited to, the following:
- Overall Client Satisfaction. Communicates with Client and Design Team in a proactive, timely, and efficient manner to promote Clients for Life mission. Displays continual ability to consistently manage multiple Client, Design, and internal team expectations for maximum project efficiency and execution of Clients For Life mission.
- Provides experienced leadership to multiple projects and project teams. Communicates effectively with internal and external team members and facilitates communication to promote positive team dynamics.
- Encompasses strong interview and presentation skills. Has strong planning ability to prepare and respond to RFPs (request for proposal) and RFQs (request for qualifications).
- Strong ability to work with Preconstruction teams to prepare logistics plans, conceptual schedules and constructability reviews at varying stages of project design.
- Responsible to manage $30,000,000+ in yearly project revenue and earn $1,800,000+ in project margin, pending yearly revenue and margin goals set by the Project Executive in line with Warfel’s overall company plan.
- Effectively manages project team personnel to complete project tasks and ensures timely completion. Mentors project team by providing training and guidance on tasks not yet mastered.
- Exhibits strong application of construction experience to leverage understanding of construction sequencing to effectively work through phasing of construction activity and proactively identify constructability issues while offering effective resolution to mitigate schedule and budget impact.
- Responsible for assuring project is on schedule or will finish prior. Establishes a detailed and job specific CPM schedule with the assistance of the project team. Ensures CPM schedule is updated at least twice per month and any schedule impacts and/or delays are tracked and communicated with the Client promptly. Responsible for establishing profit strategy and profitability on the project. Responsible for assuring project is on or under budget.
- Assures regular cost projection updates are prepared and submitted internally, monthly. Excels at cost management and implements cost efficiencies where possible. Creates and tracks labor analysis for project, as applicable.
- Oversees completion of SRMP process to mitigate risks with subcontracts as much as possible. Ensures development of thorough scopes of work for subcontracts and purchase orders, providing input based on experience. Orchestrates procurement process and assembles and authorizes the purchase of subcontracts and materials. Executes and finalizes terms of subcontract and purchase order agreements. Attend job site meetings as necessary to oversee progress of project and ensure smooth communications with owners, architect, superintendent, subcontractors, and so on. May run job site meetings with various parties.
- Oversees change management process. Ensures client is proactively updated with changes that impact cost. Assures change orders are processed diligently and accurate records are kept.
Qualifications and Experience
- Must have a minimum of a four-year college degree majoring in construction management, engineering, architecture or similar program or similar related career experience.
- 10+ years management experience or similar career experience. Proven record of successfully managing project consistent with those built by Warfel Construction Company.
- 5+ projects successfully completed, each in value of $20,000,000 or more.
Physical Requirements:
- Must be able to remain in a stationary position 50% of the time.
- May need to occasionally move around the inside of the office to access file cabinets, manage copiers and other business materials, etc. May also need to move throughout a construction jobsite with potentially uneven terrain.
- Constantly operates a computer and other office productivity machinery, such as a calculator, telephone, copy machine, or printer.
- Frequently communicates with internal and external clients to exchange correct and accurate information.
- Infrequent need to lift or move 5 to 25 lbs within an office environment. Potential to lift up to 60 lbs (large set of drawings) on occasional basis.
