Full description

We are seeking an experienced Project Manager to take full ownership of commercial construction and renovation projects within a general contractor environment, from preconstruction through final closeout.

This is a hands-on project leadership role with direct responsibility for schedules, budgets, subcontractors, client relationships, field coordination, and overall project execution throughout Central Virginia.

The ideal candidate is a self-directed commercial construction professional who can manage projects independently while building strong working relationships with owners, architects, subcontractors, superintendents, and other project stakeholders.

Responsibilities

  • Lead commercial construction and renovation projects from preconstruction through final closeout, maintaining ownership of schedule, budget, quality, and documentation.
  • Develop and maintain detailed project schedules, identify potential delays, and implement corrective actions to keep projects on track.
  • Manage subcontractor scopes, contracts, commitments, change orders, and day-to-day project execution.
  • Review construction drawings, specifications, contracts, submittals, and other project documents to identify scope requirements and potential issues.
  • Coordinate directly with owners, architects, engineers, inspectors, subcontractors, superintendents, and internal teams throughout the project lifecycle.
  • Track project costs, commitments, purchase orders, change orders, and financial performance against approved budgets.
  • Lead project meetings, document action items, and ensure RFIs, decisions, and outstanding issues are resolved promptly.
  • Monitor field progress, quality, and schedule performance while working closely with superintendents and subcontractors.
  • Identify project risks and develop practical solutions to minimize schedule delays, cost impacts, and quality issues.
  • Coordinate procurement and material requirements to support project schedules.
  • Drive project closeout, including punch lists, final inspections, warranties, documentation, and owner turnover.
  • 5+ years of experience managing commercial construction projects in a general contractor environment.
  • Direct experience with commercial renovations, tenant improvements, office, institutional, industrial, or similar commercial projects.
  • Proven ability to take full ownership of projects from preconstruction through closeout rather than serving primarily in a coordination or support role.
  • Strong understanding of construction drawings, specifications, contracts, schedules, budgets, change orders, RFIs, and submittals.
  • Experience managing subcontractors, vendors, owners, architects, engineers, and field personnel on active commercial projects.
  • Strong understanding of commercial construction methods, sequencing, and project execution.
  • Proficiency with construction project management and scheduling software, Microsoft Office, and standard estimating/documentation systems.
  • Strong leadership, communication, negotiation, organization, and problem-solving skills.
  • Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent construction experience will be considered.
  • Commercial construction experience is required; residential-only project experience will not be sufficient.
  • Ability to work on-site and travel to commercial project locations throughout Central Virginia as needed.

Compensation based on experience.
