About the Opportunity

An exciting opportunity has arisen to join the delivery team for a major £10 billion hyperscale data centre campus in Northumberland—one of the largest data centre developments in Europe.

The development spans approximately 540,000 sqm across 10 data centre buildings and includes significant enabling works, substation construction, and environmental remediation. With enabling works underway and main construction commencing from 2026, this programme represents a transformative investment in the region and will create thousands of jobs.

We are seeking a CSA Project Manager – Enabling Works to act as the Employer’s lead for CSA project management across Enabling Works Phase B and C, with a primary focus on earthworks, land remediation, drainage, external works, piling interfaces, logistics, environmental compliance, and construction readiness for subsequent data centre delivery.

The Role

The CSA Project Manager – Enabling Works will oversee key enabling works activities, including:

  • Earthworks and land remediation, including Pulverised Flue Ash (PFA) processing
  • Site clearance and drainage
  • Temporary works interfaces
  • Piling mats and piling interfaces
  • Access roads and logistics routes
  • Planning and permitting interfaces
  • Environmental obligations and compliance
  • Readiness for future data centre construction activities

This is a client-side oversight and interface management role, focused on monitoring delivery, coordinating stakeholders, and managing risk, programme, compliance, and reporting. The role does not assume responsibility for contractor means and methods, sequencing ownership, or temporary works design.

Key Responsibilities

  • Complete Phase A enabling works handover and coordinate with GC mobilisation where relevant to Phase B
  • Manage Phase B Enabling Works for DC03 and DC04 through to February 2027, including piling interfaces
  • Manage Phase C Enabling Works through to December 2027, including interfaces with DC01 and DC02 construction
  • Coordinate planning condition discharge and ongoing permitting requirements
  • Interface with substation construction, temporary and permanent power delivery, and adjacent construction activities
  • Monitor contractor performance, programme, quality, environmental compliance, and permitting obligations
  • Manage progress, risk, change control, and reporting across the enabling works scope
  • Coordinate with design consultants on CSA design, RFIs, technical issues, and change management
  • Track and support CSA readiness for subsequent construction phases

What We Are Looking For

We are looking for a delivery-focused project professional with experience in large-scale infrastructure or CSA-enabled construction environments.

Essential experience and skills

  • Experience in enabling works, earthworks, external works, or large-scale CSA infrastructure delivery
  • Strong knowledge of programme management, permits, planning conditions, contractor coordination, and interface management
  • Experience with piling platforms, haul roads, temporary drainage, site logistics, and environmental obligations
  • Ability to monitor and challenge contractor delivery without taking ownership of means and methods
  • Strong reporting, escalation, and stakeholder coordination skills
  • A structured, proactive, site-focused approach

Scope of the Role

This role is focused on Enabling Works Phase B and C and associated interfaces.

The role is not responsible for:

  • CSA management of DC01 and DC02
  • Contractor means, methods, sequencing, or temporary works design
  • Direct contractor supervision
  • Detailed commercial management, quantity surveying, cost consultancy, or contract administration
  • Specialist ICT, security, controls, BMS, EPMS, or ELV systems

  • Lessons learned and trend analysis
  • Forecast of upcoming risks, constraints, and key interfaces
